How map pins and property list results work
The map settings control how many property pins are loaded on the map. The property list settings control how many properties are shown in the list.
These two areas work together, but they are not always controlled by the same option. This is important when checking why a map shows a certain number of pins, while the list shows a different number of properties.

Speed Tips
Maximum number of pins to show on the map
The Maximum number of pins to show on the map option is managed from Theme Options → Map Configuration.
This option helps improve site speed by limiting how many property pins are loaded on the map at one time.
This is useful when the site has many properties, because loading all pins at once can slow down the map and the page.
For example, if you set the value to 30, the map will usually load up to 30 pins, depending on the page type, the search results layout, and the Use file reading for pins? setting.
Choose a number that works well with your hosting resources and the number of listings published on the site.
Map pins vs property list results
It is important to understand the difference between map pins and property list results.
Pin limit when file reading is disabled
When Use file reading for pins? is set to No, the pin limit applies to the following areas:
| Page or map type | Result |
|---|---|
| Header Google Maps, homepage, or global header media | Shows the number of pins set in Theme Options. |
| Property List Standard with Header Map | Shows the number of pins set in Theme Options per page. |
| Property List Half Map | Shows the number of pins set in Theme Options per page. |
| Taxonomy pages, such as Category, Action, City, or Area | Shows the number of pins set in Theme Options per page. |
| Search Results, standard or half map layout | Shows pins only for the current page results. |
If there are more matching properties than the number allowed per page, the remaining properties will be available through pagination.
Use file reading for pins
The Use file reading for pins? option controls how map pins are loaded.
Recommended setting: Yes, especially if you have more than 200 listings.
When this option is enabled, the theme reads pins from generated files instead of loading them directly through MySQL queries. This can improve map performance on larger websites.
Important: When using file reading for pins, you must regenerate the pins from Generate Data & Pins after making listing, location, or map-related changes.
Pin limit when file reading is enabled
When Use file reading for pins? is set to Yes, the pin limit applies to the following areas:
| Page or map type | Result |
|---|---|
| Property List Standard with Header Map | Shows the number of pins set in Theme Options per page. |
| Property List Half Map | Shows the number of pins set in Theme Options per page. |
| Taxonomy pages, list or half map layout | Shows the number of pins set in Theme Options per page. |
| Search Results, standard or half map layout | Shows pins for the current search page. |
Note: When using sort filters in the standard list layout, the map pins do not update automatically. This happens because AJAX pagination replaces the page content without refreshing the map.
Important difference: When Use file reading for pins? is enabled, Header Google Maps used as global header media will show all pins, regardless of the maximum pin limit set in Theme Options.
What to check for the Advanced Search Results page
WordPress permalinks
For the search redirect to work, go to Settings → Permalinks and set the Common Settings to Post Name.
Advanced Search Results page
The Advanced Search Results page is the page where visitors are redirected when they click the Search button.
This page needs to be created by the admin from the Pages section. Usually, this page is imported with the demo content.
Important notes:
- The page must be Published.
- The Advanced Search Results page is not suitable as a homepage.
- The Advanced Search Results page should not be added as a regular page in the menu.
- This page cannot be edited with Elementor or WPBakery.
Advanced Search Results page options
The Advanced Search Results page options are managed from Theme Options → Search → Advanced Search Results Page.
From this area, you can manage how the search results page displays the list, the map layout, the default property order, and other search results behavior.
Search Results page layout and map behavior
The Search Results page can use either the Standard layout or the Half Map layout.
Standard layout
The Standard layout shows:
- Header menu
- Header media
- Properties from the search results
- Sidebar, depending on the selected sidebar settings
- Footer
In the Standard layout, the property list shows the search results based on the number of properties per page. The map pins show the pins available for the current search results page.
You can manage header media from this help article:
How to customize header media
Half Map layout
The Half Map layout shows the properties list and the map side by side.
The Half Map layout shows:
- Header menu
- Filter section
- Properties from search results
- Map pins for the current results
- No sidebar
- No footer
The fields from the Half Map filter section can be managed from Theme Options → Search → Half Map Search Form.
See the related settings here:
Half Map Search Form settings
The Half Map layout does not support header media.
In the Half Map layout, the property list and map are synchronized. The list shows the properties available for the current results page, and the map shows the related pins.
If there are more results than the number of properties allowed per page, the remaining listings and their pins will be available when using pagination.
Use on-demand pins when moving the map
You can enable or disable the option to use on-demand pins when moving the map.
When this option is enabled, moving the map can update the properties shown in the list based on the properties available in the current map view.
This option applies only to:
- Properties List Half
- Advanced Search Results Half Map
Important notes:
- If the zoom value is too high, such as in continent-level views, the number of pins may not be counted correctly.
- If the properties available in the current map view are listed on more than one page, the map and list will show the properties available on one page only.
- The rest of the properties and pins will show when changing pagination.
- The number of properties per page is set in Theme Options.
Map position in Half Map layout
In the Half Map layout, the map can be displayed on the left or on the right side of the page.
To change the map position, go to the Half Map layout settings and adjust the option from Maps → Maps Settings.
How the number of properties in the list is decided
The number of properties shown in the list is not controlled only by the map pin limit. The list follows the page type and the number of properties per page set in Theme Options > List & Sidebar Appearance
| Page type | How the list works | How the map works |
|---|---|---|
| Property List Standard with Header Map | Shows the number of properties allowed per page. | Shows the pins available for that page, limited by the map pin setting. |
| Property List Half Map | Shows the number of properties allowed per page. | Shows the pins available for that page, limited by the map pin setting. |
| Advanced Search Results Standard | Shows properties that match the search criteria, according to pagination. | Shows pins for the current page results. |
| Advanced Search Results Half Map | Shows properties that match the search criteria, according to pagination or current map view. | Shows pins for the current page results or current map view, depending on the on-demand pins setting. |
| Taxonomy pages | Shows properties from the selected category, action, city, area, or other taxonomy. | Shows pins for the current page results. |
| Owner Profile Page | Shows properties assigned to that owner. | Shows the number of pins set in Theme Options. |
If the list shows fewer properties than expected, check the number of properties per page setting first. If the map shows fewer pins than expected, check the maximum number of pins setting, file reading for pins, and the current page layout.
Properties default order on the Advanced Search Results page
The order of properties on the Advanced Search Results page can be managed from Theme Options → Search → Advanced Search Results Page.
Available ordering options include:
- Default – Featured listings appear first, followed by regular listings, ordered by ID.
- Price High to Low – Listings ordered by price from highest to lowest.
- Price Low to High – Listings ordered by price from lowest to highest.
- Newest First – Listings ordered by ID, from most recent to oldest.
- Oldest First – Listings ordered by ID, from oldest to most recent.
- Newest Edited – Listings ordered by the edit date, from most recent to oldest.
- Oldest Edited – Listings ordered by the edit date, from oldest to most recent.
- Bedrooms High to Low – Listings ordered by the number of bedrooms, from highest to lowest.
- Bedrooms Low to High – Listings ordered by the number of bedrooms, from lowest to highest.
- Bathrooms High to Low – Listings ordered by the number of bathrooms, from highest to lowest.
- Bathrooms Low to High – Listings ordered by the number of bathrooms, from lowest to highest.
The order affects how properties are displayed in the list. The map pins follow the properties available for the current page or current map view, depending on the selected layout and map settings.
Generate the pins from Generate Data & Pins
After enabling file reading for pins, or after making changes to listings, locations, or map settings, go to Generate Data & Pins and regenerate the pins.
This step makes sure the map uses the latest property data.
Recommended setup for many listings
For websites with many properties, we recommend the following setup:
- Set a reasonable value for Maximum number of pins to show on the map.
- Enable Use file reading for pins? if the site has more than 200 listings.
- Regenerate pins from Generate Data & Pins after changing listings or map settings.
- Use pagination to control how many properties show in the list at one time.
- Use the Half Map layout only when you want the map and list to work together on the same page.
Summary
The map pin limit controls how many pins are loaded on the map, while the property list follows the number of properties per page set in Theme Options.
On standard list and search pages, the map usually shows pins for the current page results. On Half Map pages, the map and list are synchronized, and the behavior can also depend on the on-demand pins setting.
If file reading for pins is enabled, pins are loaded from generated files for better performance. In this case, remember to regenerate the pins whenever listing or map data changes.
